Once obtained, the certificate will be valid for 10 years but can be renewed earlier if the landlord wishes to reflect any improvements made.
All lettings within the 10 year valid period will be able to make use of the same Energy Performance Certificate, but the law states a landlord must show it to any prospective tenant.
It is recommended that landlords have Energy Performance Certificates produced for their rental properties sooner rather than later as is likely there will be a rush to conform with legislation prior to the October 2008 deadline.
The results of an EPC will become another one of the factors tenants will consider when choosing a rental property and so the incentive for energy saving measures to be carried out is important.
Validity of an EPC
From 1 October 2008, if you are renting out your property, you will need to provide a certificate to any prospective tenant. There is no need to obtain a Energy Performance Certificate for an existing tenancy. Once obtained, a certificate remains valid for up to 10 years.
If a valid Energy Performance Certificate still exists when changing tenants no new certificate is required. This applies to both private and social sector landlords and tenants.
